Site Acquisition Specialists - Excell Communications, Inc.
Immediate openings in North Carolina, Alabama (Birmingham) and Florida for experienced telecommunications site acquisition specialists to perform all aspects of the site acquisition process. We are seeking individuals with experience in identifying, leasing and zoning wireless facilities. People with local real estate and zoning experience are encouraged to apply. Duties include: complete Feasibility Assessment Reports and Site Acquisition Candidate Packages (SCIP) and provide background information on viable candidates within search areas issued by tower companies and wireless carriers throughout the Southeastern US; update client database with all candidate information; negotiate real estate transactions including leases, fee purchases, easements and perpetual easements; coordinate all meetings and correspondence with landowners, attorneys, clients, boards or associations; coordinate design visits with A&E/Construction/RF engineering necessary to obtain zoning and permit approvals; order and insure all title searches have been obtained; possess a thorough knowledge of local land use regulations and zoning ordinances; coordinate and attend pre-application meeting with local jurisdictions to verify code interpretation and application requirements; submit completed zoning application and attend all public meetings and zoning hearings; coordinate with client for professional testimony at all public meetings. This is a non-management position, and the ideal candidate has a minimum of two years experience performing site acquisition for telecommunications companies. Bachelor’s degree and NC Real Estate license required (provisional broker is acceptable). Familiarity with local real estate market and local zoning jurisdictions, proficiency with Microsoft Office, Adobe Acrobat and PowerPoint, ability to successfully manage multiple projects and clients, effective written and oral communications skills a plus. Base salary commensurate with skill level and experience; annual bonus eligibility.
